This is a short sale :( Now, why would you price this property originally at $799,000 if it was a short sale?? - Doesn't make sense. Short sales are supposed to have teaser low prices to get the offers in and the short sale process started. Hopefully the sellers will figure this out SOON.

This is a cute little section of Marinwood, only a minute from Mary Silveira school. Nice finishes inside and a great backyard. At the right price, this is a great little house!

Drama in Marinwood!!

Did anyone else see the armored cops patrolling the hills of Marinwood this morning with guns and german shepards in tow???

One of my clients called me this morning to let me know she was awoken at 6:30 this morning to see two officers searching her backyard, which backs up to open space.

When the officers saw my client looking out the window they warned her to make sure all her doors were locked and to call 911 immediately if she saw a man with a shaved head and a red t-shirt.

Also, Blackstone was shut off at Las Gallinas early this morning.

Anyone know what happened / what's going on?????

Too much drama for quiet little Marinwood!!!!

Marinwood Market Has Hit Bottom!

Yes, it's true - I think the Marinwood market has hit the bottom - We can only go up from here! If you are waiting for the worst day of the Marinwood market, you probably missed it - But don't worry, there are still good deals to be had.

Why do I think Marinwood has hit the bottom? Both 500 Miller Creek Road and 104 Blackstone went into contract within 2 days of being put on the market - That is a sign my friends!!

Nice big house, with nice finishes right in the Blackstone Valley - Only a few houses from the Blackstone Valley trailhead, which is great if you're a hiker (although there is probably some parking traffic during the day).

The problem with this side of Valleystone is it backs up to the hill, so you are blocked from southern exposure, making the backyard small and the inside of the house dark. Another funky thing about the house is the bonus room, which takes up half the garage - A word of wisdom for everyone out there - Don't mess with / convert your garage!!! Buyers don't like it.

I had always heard this house was one of the original ranch houses, when Marinwood was all grazing fields for cattle - The rumor was the house was moved to where it was in order to give room for the Marinwood development.

This is going to be a hard house to sell - Funky look, right on the busy section of Miller Creek road and it's surrounded by condos - But, someone is going to get a great deal on this house.
